Primrose Valley Hotel  (Shortlist*)

Close to Porthminster beach, this 'attractive' seaside villa is in a terrace of Edwardian houses near a little railway viaduct. (It is accessed via a steep, narrow road.) Owners Sue and Andrew Biss and Rose Clegg, run the small hotel on environmentally friendly lines; a discount of £5 per night is offered if parking is not required. Bedrooms, some with sea views, are snug; a couple have a balcony or private terrace. Light snacks (from Cornish suppliers) are served in a smart, modern open-plan area. Lounge, café/bar, breakfast room; small terrace overlooking sea. Background music. Parking. Children over 8 accepted. 9 bedrooms. B&B £50--£170 per person. Closed Jan.  
  • It was reached down a precarious, steep hill, and a railway line runs outside the hotel: there are not too many trains, but enough first thing in the morning to wake you too early for a holiday. The bar area was cramped and rather gloomy and the sound proofing of the bedrooms was poor. The breakfast and the angled view over the beach wee excellent.
